What a Failed Seal Looks Like

A double-pane window is two sheets of glass with sealed space between them.  When that seal opens up, outside air and moisture get in and stay there.

  • Fog or Haze You Can't Wipe Off

The film is on the inside faces of the glass, where nothing can reach it. If cleaning both sides doesn't change anything, the seal has gone.

  • Condensation Between the Panes

Water appearing between the layers on cold mornings, or a cloudy patch that comes and goes with the weather. Same cause.

  • Why a Failed Seal Can't Be Repaired

There's no way to reseal a unit once it's open — the fix is a new glass unit. Anyone offering to repair the seal itself is selling you something that doesn't hold.

Glass Replacement or a New Window?

Replacing the glass is the cheaper fix right up until it isn't.  Here's roughly where the line falls.
